A partnership to scale community-focused development
The partnership brings together Hill’s delivery capacity with TOWN’s experience in resident-led placemaking, enabling ambitious projects that combine strong design, social value and long-term stewardship.
The joint venture was established to deliver a new generation of neighbourhoods shaped around community, sustainability and long-term value. It brings Hill’s construction strength and commercial expertise together with TOWN’s approach to engagement, codesign and impact driven development.

Our first project: Northstowe
The JV’s first project is a pioneering new neighbourhood at Northstowe, delivered with Homes England. The scheme brings together two cohousing communities with market and affordable homes in four compact urban blocks, creating the first development of its kind in the UK.
Designed by Mole Architects, it will deliver 145 highly energy efficient homes in a landscape of shared gardens, a car free play street and two common houses where residents will meet, cook and spend time together. Future residents from Suvana Cohousing and Northstowe Cohousing have been closely involved in shaping the plans through a year-long codesign process, influencing house design, shared spaces and landscape. Subject to consent, construction is expected to begin in 2026.
