We’re proud to share that TOWN has joined forces with The Hill Group, one of the UK’s leading housebuilders, to form a new joint venture focused on scaling up cohousing and community-oriented development. The partnership brings together Hill’s capacity and delivery expertise with TOWN’s experience in resident-led placemaking.
The partnership aims to deliver a new generation of neighbourhoods that prioritise community, sustainability and long-term value from the very start.

The first project under the new venture is bringing cohousing to Northstowe, a major new settlement ten miles north of Cambridge, where are working with Homes England to deliver a new neighbourhood of approximately 150 homes, including cohousing, private sale and affordable housing, with a gross development value of £51.3 million. Planning is expected to be submitted this summer, and the design process is already underway, with future residents set to help shape the scheme.
Future projects are also in the pipeline, with the joint venture targeting opportunities across London, Cambridgeshire, Essex and Oxfordshire, places where both TOWN and Hill already have strong roots.
For Hill, the partnership represents a move into new territory: community-orientated housing at scale.

The joint venture is structured to ensure planning, design and delivery are coordinated from the outset, embedding quality through every stage of development and supporting long-term stewardship.
It builds on the success of Marmalade Lane, our flagship cohousing project in Cambridge, which has become a nationally recognised example of what’s possible in this space. Completed in 2019, it is home to around 100 adults and children and maintains a waiting list of more than 500 households. It has won over ten national awards and is regularly cited as best practice in resident-led development.
We’re proud of what we’ve achieved so far as a small, values-driven team. But we also know that the UK needs more homes, and better ones. This partnership with Hill gives us the capacity to deliver more of what works: homes that are designed with care, shaped with input from residents, and built to last.
